What to Do After Losing Your Home in the Los Angeles Wildfires

The recent wildfires in Los Angeles County have been absolutely devastating. Entire neighborhoods have been reduced to ashes, and thousands of families are grappling with the loss of their homes and the uncertainty of what lies ahead. As someone who calls this area home, I feel deeply connected to the heartbreak and resilience of our community. While I’ve been fortunate to be outside the evacuation zones, many of my friends and neighbors haven’t been as lucky, and their strength through this unimaginable loss is both humbling and inspiring.

If you or someone you know has been affected, this guide provides actionable steps and resources to help you navigate the road to recovery.

Disaster Loans and Mortgage Forbearance

Mortgage Forbearance
If your home was destroyed, you may qualify for up to 12 months of mortgage payment relief through forbearance programs. While this doesn’t cancel your payments, it provides breathing room while you get back on your feet. Contact your mortgage servicer immediately to start the process. SBA Disaster Loans
The Small Business Administration offers low-interest disaster loans for wildfire victims:

  • Homeowners: Up to $200,000 for property repairs or replacement.
  • Personal Property: Up to $40,000 for losses such as furniture or clothing.
  • Rates & Terms: Interest rates as low as 1.5%, with repayment terms up to 30 years.

Tax and Insurance Relief

Property Tax Relief
Los Angeles County’s Misfortune and Calamity Tax Relief program allows for deferred property taxes without penalties. Apply here. Check out these other tax relief options available to you.

Insurance Protections
California has issued a one-year moratorium on insurance non-renewals in wildfire-affected areas. Check your policy for Additional Living Expenses (ALE) coverage, which may reimburse evacuation and relocation costs. Free insurance workshops are also available in Santa Monica (January 18-19) and Pasadena (January 25-26) to help guide you through the claims process.

Support for Renters

If you’re a renter:

  • Destroyed Units: You’re no longer required to pay rent. Landlords must return prepaid rent and deposits.
  • Partially Damaged Units: You can end your lease or remain while the landlord makes repairs
  • Units with Minor Damage: The landlord must make repairs quickly after a request has been submitted, but yes, you still have to pay rent.

FEMA Assistance

FEMA offers grants for housing, medical expenses, and more:

  • Housing Grants: Up to $43,600 for home repair, replacement, or temporary housing.
  • Other Needs Assistance: Covers expenses such as vehicle damage, childcare, and funeral costs.
  • Special Needs Assistance: A $770 one-time payment for immediate essentials like food and water.
