After years of perfecting entitlements and physical site attributes to eliminate risk variables pertaining to the developability of the project, market timing could not be more conducive to offer for sale the Fenton 15 opportunity. The 2.17-acre site is entitled for 15 lots – 13 of which are condo pads for detached two-story condominiums (entitlements were vested/filed prior to SLO when the condominium was the product of choice) and two SFR lots. The following is a synopsis of the entitlements and completed horizontal construction aspects being offered with the real estate:


1. Existing current/extended entitlements include zone change and tentative tract map. All final map conditions have been cleared except for conditions relating to public improvement bonding which will be the responsibility of the buyer. 2.
